I.- 1ST. STEP: BANK ACCOUNT
If you want to buy a property in Spain you need to have a bank account in Spain!
You can open it during your first stay in any of the bank office you prefer,
evaluating mortgage conditions and special treatment offered for foreigner.
You need to provide your passport number, address and phone and the useful
money to complete the first steps of your purchase (survey, reservation,.).
II.- 2ND. STEP: RESERVATION DOCUMENT
Once you find the property you love to by it is necessary to sign a Reservation Document
and make a deposit. This will take the property off the market while you make the proper
survey with the bank you choose.
This document is stipulated in obtaining the mortgage and is refundable. You need to decide a date to complete the following step.
This document is only available for 7 to maximum 10 working days.
III.- 3RD. STEP: PRIVATE CONTRACT
Once you are sure to get the mortgage and all the arrangements with your bank are set up we can go further on with the procedure.
The Private Contract is an OFICIAL document protected by law that fix the sale's conditions
and involve a non refundable 10 % down payment of the agreed selling price.
If necessary we provide you attorney contacts in Sitges or Barcelona as this stage is very important
and all the documentation will be provided in Spanish only.
A date of Notary must be set down and ratified in the contract.
IV.- 4TH. STEPS: NOTARY
You finally achieve all the buying process by signing the deeds in Notary. We provide all the documentation necessary to the good completion.
An appointment with your bank manager will be fixed the same day to make all the payment's arrangement.
